Does this apply to leases as well?
Teresita Harbord (8/8/2023 at 4:06 PM)
Why does the lpt.com website say this:We retain $500 per file with a $5,000 annual cap and the note above this says this: transaction Fee of $195 per transaction
Elaine Deval (8/10/2023 at 1:01 PM)
Is it the same for a rental listing? 195$
Julie Voss (8/12/2023 at 10:38 AM)
Hello Julie, GCi over $2500 will include both the broker's fee of $500 and the Transaction fee of $195. If it is under $2500 20% fee will apply to the transaction.
Kevin Clark (8/12/2023 at 4:11 PM)
I heard this changed this year. What is the fee for a lease agreement? Thank you1
Jenny Lizardo (6/19/2024 at 7:53 PM)
Hi, Jenny! The same fees apply for a lease agreement. However, if it is under $2500, you can opt out of the 20% to be charged full commission fees and have it count towards your capped status.
Blake Ingram - Support Escalations Lead (6/20/2024 at 5:28 PM)
Hello Elaine, Thank you for your feedback. What you're referring to is the business builder compensation plan which is separate from the $195 transaction fee. The transaction fee will always apply to an agent's transaction.
Kevin Clark (8/12/2023 at 4:20 PM)
Is the Annual Fee of $500 one-time retained on the first closed transaction?
Ada Marano (8/17/2023 at 1:27 PM)
Get ready for them to hit you $1,000. Then the $195. Im disappointed. $1,195 Gone.
Jessica Soria (4/10/2025 at 9:47 AM)
Hello Ada. Yes, the annual fee of $500 is retained on the first closed transaction. For detailed questions on our fees with LPT, please submit a ticket to our support team. Thank you!
Ashley Castro (8/29/2023 at 9:07 AM)
Can you please specify in this article what the transaction fee is for an annual lease contract and short term lease, i.e., $195, or $0.00? And, clarify whether the $500 annual fee is applied for only Residential contracts. Thanks!
Liza Brown (9/8/2023 at 2:58 PM)
FOR A DOUBLE CHECK I WOULD LIKE TO CONFIRM THE LPT FEE'S (TRANSACTION FEE) FOR THE BUYER OF A CONDO IS $195. IF IT IS FOR THE BUYER OF A SINGLE-FAMILY HOME IT IS ALSO $195.
THANK YOU

Herman Weiss (9/23/2023 at 11:02 PM)
What is the fee schedule on rentals? will the annual fee be taken from that commission if still owed?
Noemi Guzman (9/25/2023 at 12:41 PM)
Hello Herman. To confirm, the transaction fee of $195 will apply in the case that the gross commission income is $2500 or above. The transaction fee amount remains the same regardless of the sale being a condo or a single-family home. I hope this helps to clarify your question. Thank you!
Ashley Castro (9/27/2023 at 4:20 PM)
Hello Noemi! The fee schedule applies to all core transactions. “Core Transaction” means the lease, purchase, sale of Residential Real Estate Property when Contractor represents or refers either party in such a transaction that generates not less than $2,500 in GCI. The annual fee is deducted on the agent's first transaction, regardless of type of transaction and amount of GCI. Please submit a ticket to our support team if you need further assistance. I hope this information was helpful to you. Have a great day!
Ashley Castro (9/27/2023 at 4:23 PM)
Hello Liza, the transaction fee applies to all core transactions. Please refer to your contract or knowledge base for further understanding of a core transaction. “Core Transaction” means the lease, purchase, sale of Residential Real Estate Property when Contractor represents or refers either party in such a transaction that generates not less than $2,500 in GCI. The annual fee is deducted on the first transaction of the year. I hope this helps clarify your questions. Thank you!
Ashley Castro (9/27/2023 at 5:01 PM)
What about partner based fees? My husband and I are a Team and we're told at sign up we only pay $500 annually not $1000. Now I'm being charged on our first transaction $500 each. Not what I signed up for.
Sherri Warman (10/9/2023 at 9:05 AM)
Hello Sherri, thank you for your feedback and question of concern. I have notified our compliance department to follow up with you on this subject matter. Thank you and have a great day!

Hello! Can you explain me about a land transaction? How that's work and how much for the fee?
Yasmin Quinones (11/17/2023 at 5:42 PM)
Hello Yasmin. Vacant land transactions are non core with a 90/10 split. There are no transaction fees just 10% of the commission would go to LPT.
Julien Elicier (11/24/2023 at 11:22 AM)
How does it work if you have a split transaction with another agent? My wife and I are not on the same team, we are both on the 5k cap. So for example if we close a transaction by working together and split the deal 50/50 and say the total commision is like 6k or something like that, do we both then pay 500 fee plus then both pay 195 transaction fee?
Jimmy Thies (2/7/2024 at 8:18 PM)
Hi Jimmy! This is a great question, and of course many questions like these may be case by case. To answer your specific question, we would handle each LPT agent on the deal (same side) with the same fee structure.

Each of you are subject to the broker commission fee of $500. The transaction fee of $195 can be split 50/50 or charged to the client. I hope this is helpful to you!

Ashley Castro (2/9/2024 at 11:57 AM)
What about commercial transaction? what are my fees and split for commercial?
Wendy Duong (2/27/2024 at 3:20 PM)
Hi Wendy ! Commercial will be regular fees depending on the agents comp plan. I see you are on the Business builder meaning we will charge the 500 + 195 along with a .3% risk fee
Jada Smith (2/27/2024 at 4:28 PM)
What fees are incurred when doing a Commercial Lease?
Jenefier Viera (5/25/2024 at 8:19 AM)
Please add/clarify whether the Transaction Fee of $195 is charged for Personal transactions. Will the fee apply differently depending on the number of Personal Transactions -- First two? Third thru Cap? Post Cap? The Administrative Fee applies differently for these three scenarios as shown on the ICA. Or, are the Administrative Fee and the Transaction Fee the same thing? Please clarify. Thank you.
Kathryn Orr (7/24/2024 at 11:51 PM)
Hi Kathryn ! Yes personal transactions will carry a $250 + $195 , The fee will be $445 for the first 2 personal of the year anything after will be normal transaction fees ($500/20%) .For the administrative fee this will be depending on the plan our agents are on ($500/20%) and the transaction fee will be the $195. Hope I was able to help clear this up for you (:

Jada Smith (7/25/2024 at 3:26 PM)
Is there a single document showing the fees by transaction type? It would be helpful to have it in a table format of sorts illustrating this at a glance, in stead of reading each question above. Thanks.
Liza Brown (8/18/2024 at 8:47 PM)
Hi, Liza!

All of the fees were outlined in the ICA that you have signed. I will pass this along to our executive team as a suggestion, however.

LPT just took 1,195.00 commission from my closing! This is ridiculous. I am close to leaving this company!
Jessica Soria (4/10/2025 at 3:23 AM)
I'm assuming your annual $500 fee, also going to assume you're business builder so a $500 fee for that transaction and the $195 LPT Transaction Fee. Your next closing should only be the $500 and the $195 per the business builder agreement. You can also have you customer cover all or part of that fee in the future.
Renee Scott (6/19/2025 at 7:27 PM)
What is the transaction fee on a referral commission that gross's less than $2,500?
Jordan Garcia (4/18/2025 at 9:37 AM)
For any transaction where the GCI is below $2500, this is considered low-GCI, and the standard fees do not apply. There is no $195 transaction fee and no broker commission fee, but instead a 20% risk management fee is collected.
