Policy states:
Agents shall not represent both sides of a sales transaction if the agent, or a family member of the agent, is a principal or party to the transaction. Agent is aware that failure to follow this policy can result in loss of errors and omissions coverage and agent shall be responsible for any and all defense costs.

What is the reasoning behind this policy?
An owner is allowed to sell his own property without using a realtor. Why is a realtor not allowed to represent both sides on his own property?

Have you ever receive the reason? I mainly got in to real estate to sell my dad's property, which will be a big part of my business. This would not be good for me. I have this as a question in my notes to ask the details. I need to be able to both sides, if necessary. This will be a huge game changer for me. I need to be able to do both sides. Has the Policies and Procedures been updated regarding Property Management? I've seen several posts on the FB pages and Chats and agents are telling the Poster to go ahead and take the listing and perform Property Management duties

The reason I held off from joining a brokerage was I'm also an investor. I shared this concern with the recruiters. The policy and procedures handbook seems to be in direct opposition to this.
How do I proceed as an investor, while staying in good standing with LPT?

I too want to do more in the investing space as an acquisition specialist for residential/commercial properties. In this role, I would not be acting as a Realtor. Would this be a conflict?

I am an investor and everyone I have recruited is too. I agree, many of these policies are not investor friendly at all and I know I would have many more investors on board with LPT in my network if our P&P were not scaring them off. I would love to see how we are planning to make our P&P less prohibitive to investors - I have been actively investing in my market since 2000, and I was formerly on the board of our local investors group. Specifically, my fiancé, also an LPT agent, has been a class A builder here for 38 years and has all his insurance and Workmans comp in place under that company. We have both been wholesaling, offering private money lending, and buying properties on online auction websites under our various companies since long before LPT existed.

I own an odor removal company that caters to investors and realtors and I am often asked to provide services during the listing period or by the agent on the other side of a transaction. If this a conflict, are there any restrictions on providing services prior to listing or after closing?

I am a new agent with LPTR in Idaho and own a consulting company. Over the past six years I have changed brokers because even though the IREC commission approves all my transactions my broker has his office policy or his own opinion as to what he will approve or will not approve. As a licensed agent in Idaho I disclosed everything to both IREC rules commission and my broker before moving forward, if my license and IREC approve my actions and my broker still does not allow my transaction or actions then I am forced to move to a broker that is ok with my effort to make income. TREC guidelines state that a team of 1 or more can register a team name to use in advertising. I would like to register a team name for my advertising to keep my branding consistent. For now I am one agent but I plan to build a team. My last name “jeevaratnam” is very difficult to spell, look up online, etc and it would be easier to brand under the team name: “ReloKATE Group”. Is this allowed at LPT Realty? I see nothing about this in this document.

Hi Rose! Thank you for reaching out with your questions. The P&Ps haven't been updated. While there does appear to be a timestamp of an update, no updates have been made. When we do update our the P&Ps, we will make an announcement. With regard to the Texas-specific language, we are required by TREC (Texas Real Estate Commission) to include this language with our brokerage P&Ps. Hi Aida, broker price opinions are considered non-core transactions with LPT, with a $10 risk management fee, and does not count towards capped status, revshare pool or stocks.

After reading this entire section, my receommendation is for the corporate office to update policies quartely to ensure that what is written correspondds with what is happening in real time. As a company grows exponentially, so do the policies.

I was recruited by Amy Crowell and Paige Rosen to the NXT Initiative team in Orlando, Fl I was told at Starbucks they had purchased 3000 realtor.com leads with no one working them in Orlando and empathized they’re just sitting there that yet weeks went by never saw the leads. They directed me to cold called old leads that were a waste of time. I expressed reasonable frustrations and two hours later they kicked me out of the team. I don’t treat others that way it’s better now than more wasted time and effort. Taking 40% off 65/35, without real mentorship is not fair versus other teams and agencies the mentor takes 10% off few deals then you’re on regular splits. I had many questions and was told just go do it then would help me even as a hustler it was so stressful to struggle. Anyways do not recommend this team especially as a new agent or seasoned. LPT Realty should not allow the teams to charge whatever they want it should have some sort of guidelines and requirements because it seemed like a great brokerage I loved the boxes they have available it’s unfortunate I didn’t get a chance to use them either.
